The 44-stories twin towers with podium are located in the second biggest city in Indonesia. With the height of 145 meters, Bess Mansion is one of the tallest building in Surabaya. Reinforced concrete frames and shear walls act together as the main structural system with special detailing to ensure structural ductility. This type of structure needs more rigorous analysis because of the L-shape and the multi-tower setback effect while producing an efficient structure in terms of cost.

Additional features are the two-stacks of structural pools to made illusions of waterfall from the upper floor.
